WHEN IS RENT DUE AND HOW DO LATE FEES APPLY?
Rent is due on the first day of every month, with a grace period in place through the 5th of the month. A late fee of $25.00 is applied to any account having a balance after the 5th of the month. After the 11th of the month, an additional late fee of 10% of the total rent amount is charged.
WHAT ARE YOUR RENTAL REQUIREMENTS?
Applicants must meet an income requirement of three (3) times the rent amount per month, with three months of proof of income documentation. Applicants must be employed by their current job for at least one (1) year prior to application submission. Applicants who are unemployed must meet all other requirements, including income verification. Applicants must pass credit and background checks. Student applicants are allowed to apply with a guarantor, and guarantors must pass income verification and credit checks.
CAN YOU HOLD A PROPERTY FOR ME?
Unfortunately, we are unable to “hold” properties without the proper steps being followed. In order to secure any property, applications must be submitted and approved. Once this step is completed, a security deposit and first month’s rent must be paid in full In order to sign a lease. Completing a lease is the final step to securing your new home!
WHAT KIND OF LEASE DO YOU HAVE AND DO YOU RENT BY THE BEDROOM?
Our leases are joint lease agreements. This means all parties are equally responsible for ensuring that all parts of the lease agreement are followed. All of our rentals are leased by the property, not by the bedroom. By doing this, we are able to keep costs lower for our residents who choose to live with roommates.
